Predesigned Residential

We know there's no "one-size fits all" when it comes to your home. We aim to make our pre-designed floor plans truly yours, as they should be. Share your vision with us, and we'll blend your personal touch in all the final details, ensuring a cost-effective, efficient, and personable homebuilding experience.

Commercial

From multifamily projects, to boutique hotels, MethodHomes® works with architects and developers to design, build and install high quality commercial structures. As with our prefab homes, Method commercial structures are eligible for LEED certification. Rather than a traditional, on-site approach to construction, Method takes a more cost-effective and sustainable route, which has benefits for both you and the environment.

Sustainability

Sustainable design is a core value for Method. All of our modular homes and commercial structures are built using sustainable materials, systems, and practices. Method’s homes and commercial structures can be built to obtain LEED, ENERGY STAR, Living Building Challenge, Passive House, and other environmental certification standards. Building off-site inside our custom facility eliminates exposure to the elements and minimizes construction waste to less than 10 percent.

Service Area

Method Homes currently services the majority of mountain west and far west regions of the United States, including California, Oregon, Washington, Idaho, Nevada, Arizona, Utah, Montana, Wyoming, Colorado, Alaska and Hawaii. We also service parts of British Columbia.

Testimonials

"For many years, we talked about what kind of structure we might want to create for ourselves.  Above all, we knew that we wanted something that was built in a responsible manner. From our first meeting with Method, we had complete confidence in their ability not only to help us realize our vision, but also to enhance it with their knowledge of green building. Throughout the process, we were so impressed with their responsiveness and guidance in reaching a finished product. The result of our collaboration, the first M2, is a peaceful weekend retreat for family and friends."
- Orcas Island, WA - Method Homeowner
“We are very pleased with Method. Each and every visitor to our new home is amazed at how spacious and beautiful the interior is — no one believes it’s modular until we show them pictures of the installation. The home is well-built and insulated, with walls of windows to take in our mountain views. We had a long cold snowy winter outside, and the radiant floor heating system was up to the task, keeping us toasty inside. Method provided excellent, post purchase support whenever we have questions and their employees are a pleasure to work with.”
- Jackson, WY - Method Homeowner
“There are many reasons that prefab will begin to grow in the United States. Skilled construction labor is in increasingly short supply, fewer students are learning building trades, and those who do, prefer to work in more comfortable conditions, such as a factory. Time and cost savings are other significant advantages to prefab construction. Prefab houses can be built much faster and to a higher quality standard… such as this modular house in California built by Method.”

Site Selection

Unimproved land in the mountains
We encourage clients to work with local real estate agents who are knowledgeable about new construction and site selection. Method can provide an initial site assessment prior to writing an offer on the land.

Consultation

Consultation begins with a scheduled phone conversation with our Design and Sales Team. We review your goals and vision for the home, site, budget, schedules and process. Method will then provide you with schematic cost estimates for your project and discuss financing options. Method provides a variety of design approaches: working with long established architects who are familiar with the process, with architects that are new to the process selected by our clients and in house design options.

Feasibility

For some sites a feasibility study will help clients better understand the infrastructure needs of the property they are purchasing. During a feasibility study Method can review the site for access, coordinate soils testing, topographical surveys and review the zoning and permitting timelines. Method will review design goals and further evaluate modular and local building costs, transportation and set logistics and provide a full review of the project prior to entering into a full Pre-construction Agreement that will engage the whole team. Method offers a Schematic Design option that is in conjunction with the Feasibility study for projects that have unique site and or design goals.

Financing

If financing is required, it is important to have a budget in mind and to get pre-approved for a construction loan. We can put you in touch with preferred lenders or work with yours.

Design & Permitting

House plans laid out at the method homes facility
A pre-construction agreement fully engages the Method team for all of the activities leading up to a fully-permitted set of plans ready for construction. Method will engage the design team, structural engineers, and develop detailed specifications for the home. Method will coordinate directly with the local general contractor with a detailed scope of work once the final specifications and detailed estimation is complete.

Interior Design & Specifications

Method will fully review all of the interior details with our interior design team. With custom construction, Method Homes will work with you to select your custom finishes. Our estimation team provides line by line detailed costs allowing for out clients to dial up or down their finishes to fit the desired aesthetic and budgetary goals.

Permit & Contract

Approved permit
Once the detailed estimation is complete and coordinated with the local general contractor, Method contracts are executed with a a 25% initial payment for the modules. Construction commences typically 4-8 weeks from the signing of the build contract, and after the permits are issued.

Fabricate

Fabrication inside a method homes facility
A dedicated project manager will coordinate the factory construction and stay involved through the completion of your home. The fabrication for custom projects take between 16 weeks and 20 weeks, though it may take longer with specialty items and or very large projects. Schedule of payments for factory construction starts with 25% initial payment due upon execution of the Construction Agreement. A 25% progress payment is due halfway through the factory construction process, 25% is due at the completion of the wall covering, and the balance of the modular construction contract is due upon delivery of the modules.

Deliver

Homes are delivered and installed (on average) four months from the fabrication start date. In most cases, a crane places the home at the site in one day. Method coordinates with site GC’s to complete the home’s stitching process, that will typically take 2-4 months.
